Anders als bei normalem Wohneigentum sollte das Eigentumsmodell fรผr solche Wohnungen eher dem chinesischen Modell entsprechen: Man besitzt tatsรคchlich nur die Wohnung, das Grundstรผck ist vom Staat nur fรผr die Lebensdauer des Gebรคudes zur Verfรผgung gestellt, und fรคllt nach dessen Abriss wieder an den Staat zurรผck.
30 Jahre nach dem Bau sind Hรคuser heutzutage รผblicherweise in dem Zustand โordentlich Sanierungsbedarfโ, und das funktioniert nur, wenn die Hรคuser รผberwiegend den Bewohnern gehรถren, und diese nicht mit hohen Tilgungszahlungen belastet sind.
D.h. der Deal fรผr das Erwerben der Immobilie nach 30 Jahren ist โdafรผr muss dann auch entsprechend saniert werdenโ; die Kredite dafรผr mรผssen natรผrlich wieder staatlich zur Verfรผgung gestellt werden, und auf 0% Eigenkapital basieren, weil die Zielgruppe halt kein Eigenkapital hat.

Das ist genau der Grund, warum im groรen Sprung nach vorn die Leute in China verhungert sind: Weil man ihnen durch Kollektivierung ihr Grundeigentum genommen hat, und sie zu reinen Angestellten eines Agrarbetriebs degradiert hat. Das Land war das gleiche, der Anreiz, es effizient zu bewirtschaften war weg.
Sozialwohnungs-Bauten sind deshalb so heruntergekommen, weil dort niemand wohnt, dem da was gehรถrt.
Dass manche Gegenden mit Sozialwohnungen verfallen, hat wohl eher mit Missmanagement (fehlendem Community Management) zu tun als dass Menschen nicht Eigentรผmer ihrer Wohnungen sind.

Nicht ausreichend ist das fรผr energetische Sanierungen, die inzwischen anstehen, auch, weil sich da viele Selbstnutzer ebenfalls von der Bild-โZeitungโ haben aufhetzen lassen.
Wenn gar niemand von den Anwesenden in einer WEG-Versammlung auch in dem Haus wohnt, dann gibt es genau dieses Missmanagement.

Da fehlen natรผrlich noch ein paar gesetzliche Grundlagen, etwa, dass man die zwischengeschaltete Bank in solchen Fรคllen รผberspringen kann, weil die Zinszahlungen ja wieder Wohngeldzuschรผsse aus dem Bรผrgergeld sind (Ausfallrisiko also 0).
Aktuell ist das ganze Dickicht dieser Fรถrderungen gerade fรผr WEGs mit vielen Mietern so verzopft, dass gar nichts gemacht werden kann โ die WEG-Verwaltung mรถchte diesen Aufwand gar nicht machen, die Eigentรผmer kรถnnen das nicht (nur die WEG als Ganzes kann den Antrag stellen), und damit kommt nichts hin. Dort, wo die Eigentรผmer tatsรคchlich eine entsprechende Sanierung wirklich wollen, wird ihnen empfohlen, auf Selbstverwaltung umzuschalten, KfW-Fรถrderung und Kredite einzutรผten, die Handwerker zu beauftragen (dann kann man sich auch ohne den รผblichen Korruptionsfilz von so Verwaltern welche suchen, die einen vernรผnftigen Preis verlangen), und wenn alles unter Dach und Fach ist, wieder zurรผck unter einen Verwalter, der die langweiligen Dinge macht.
In einem Sozialwohnungsbau kรถnnte was gehen, wenn der kommunal verwaltet wรคre, und die Kommune ihren โbis 2035 COโ-freiโ-Plan umsetzen wollte. Aber die Kommune ist ja nicht in der Eigentumssituation der Bewohner, kriegt also weniger Fรถrderung.
Selbstverstรคndlich ist der Umgang mit Mietsachen immer eine Kombination aus โist ja nicht meinsโ, fehlenden Informationen รผber den Zustand und fehlende Anreize, selbst bei vorhandenen Informationen, diese Zustรคnde zu รคndern. Als Vermieter einer Sozialwohnung kriegst du ja dein Geld, du konkurrierst mit der Wohnung nicht auf dem freien Markt.

Hat.kรผrzlich irgendjemand hier schon mal angemerkt das frรผher das Wohngeld von der.Kommune gezahlt.wurde, die es dann als Mieteinnahme der Sozialwohnungen wieder bekommen hat.
Bis sie die Sozialwohnungen einer Wohnungsbaugesellschaft รผbertragen hat, "weil die das ja besser kรถnnen"....
Und wenn man die Buden schon mal gebaut hรคtte, kรถnnte man auch gleich รผber Mietkauf nachdenken. Dann hรคtte in ein paar Jahrzehnten jedes Bรผrgy Wohneigentum und wรคre gleich mal um ne Grรถรenordnung sichererโฆ ohโฆ und schlechter manipulierbar. Mist.
erinnert mich ein wenig an trinkgeld: unmittelbar hilft es einigen niedriglรถhner*n, aber unter dem strich subventioniert es ausbeuterische geschรคftsmodelle. von hartz-"aufstockern" ganz zu schweigen.
mit grundrecht auf wohnen und untere preisklassen von wohnungsbau verstaatlichen wรคre ein weg, aber auch wieder so ein fall von: die widerstรคnde im gegenwรคrtigen politisch-gesellschaftlichen system wรคren so gigantisch, daร das hรถchstens gewaltsam vorstellbar wรคre.
Wer seine Wohnung zu gรผnstig vermietet, muss mit Einbuรen bei der Steuer rechnen. Dies ist Praxis in den Finanzรคmtern. Das Finanzministerium will daran festhalten.

@minakimes Ich krรถne den Irrsinn mit einem Beispiel der behรถrdlichen internen Umverteilung aus der gesetzlichen Betreuung: Das Sozialamt erkennt bei meinen Betreuten Wohngeldanspruch und fordert mich auf dieses bei der Stadt zu beantragen. Der Bezirk wird sich also Geld auf Kosten der Stadt einsparen. Und ich habe hier Handlanger zu spielen.
Weil es lange - bis in die 2010er-Jahre hieร, dass die Stรคdte auf Grund des demographischen Wandels schrumpfen wรผrden. Und tatsรคchlich sind die Stรคdte geschrumpft. Ich war ~2006 auf Exkursion in Berlin. Da haben die von der Stadtplanung erzรคhlt, dass der Wohnungsmarkt total entspannt ist, weil nach der Wiedervereinigung die Menschen alle aus der Stadt nach Brandenburg gezogen sind, weil sie dort bauen konnten. Auch Kiel ist bis, iirc 2009 geschrumpft und dann ist die Einwohnerzahl erst einmal stagniert und dann erst gestiegen. Dass das ein dauerhafter Trend ist - das musste erst einmal realisiert werden und dann รผberall ankommen. Als ich 1998 nach Kiel gekommen bin, konnte man in Mettenhof 3 Monate mietfrei wohnen, wenn man nur da hin gezogen istโฆ

Sudden change in attitude, no rambling, just official narrative and shut down the conversation. Trump doesn't do that, he has to get his little jabs in.
I think he was aggressively informed he was not going to release it and now he's sulking.
Even in their claim that there's no list they've said there's video that won't be released for obvious reasons. Make a list from the videos. They won't do that either.
My guess is that it's got too much Israeli meat in kids and they'd rather start a nuclear holocaust than be outed as the jews 109 countries already discovered.
